has had many experiences of brand new properties not coming up to an expected standard
or not being completely finished on the day of 'hand over' to the new owner.
There have been instances of missing kitchen appliances,
poorly fitted kitchen units, chipped ceramic bathroom fittings,
heavily scratched window panes, missing door stops or doors that will not close,
lights that do not work, stained or damaged flooring etc.
Rectifying these faults after occupation can be a real
(and expensive) problem, especially when the property
is to be rented out and the new owner is not at hand
to spot these issues prior to the tenant's occupation.
We offer a snagging report service to our customers,
which should be carried out on the day of 'hand over'
and is designed to highlight typical defects to the new owner
and the builder, prior to occupation.
This user-friendly report can take the worry and stress
out of buying a new build property.
We will Receive the Property on your behalf
A member of our experienced team will visit your new property
on 'hand over' day and will prepare a full snagging report,
with photos as necessary, to ensure that it is up to the expected standard.
We send both you and the builder a copy of the report,
which includes any photographs and we can then
help you liaise with the developers to rectify any noted defects prior to occupation.
Competitive Prices
This "Peace of Mind" service is very competitively priced at £250 GBP,
furthermore if the property is subsequently sold or rented through MOVINGSPACE
within twelve months of our snagging visit,
we offer a discount of £200 GBP from our standard letting or sales fees.
Report Limitations
The snagging report is intended as an aid only,
to enable you to recall the builder / developer to make good
any visual defects found at the new property.
This report is not a structural or probing survey,
it is a visual inspection only and is not exhaustive.
MOVINGSPACE do not test the electrical circuits,
appliances or the heating systems during this inspection
however should you require these to be tested, Movingspace will be happy to arrange a specialist,
qualified engineer to do this for you.
Where the subject property is an apartment or flat,
the exterior of the property will not be included in this report.
Should the new owner of this property require a more investigative inspection,
MOVINGSPACE would be happy to recommend a
qualified surveyor who would be able to provide such a report.
