Looking for peace of mind that your new property has been finished to the standard you were assured of?
Your developer may tell you that a quality check will be carried out on
your property
prior to completion. However,
this does not guarantee your satisfaction - without the
personal interest of the homeowner, the developers inspection is
unlikely to be as thorough and complete as you might expect.
More than ever before the building industry is thriving with a massive demand for more houses and other residential developments. Tighter deadlines involving contractors employed 'on price' have produced a trend to cut corners and therefore lower the standards of workmanship. Time is money! This urgency is carried on through the purchasing process resulting in many buyers with new homes riddled with defects and unfinished work. While the builder often moves on the the next phase of housing or to a completely new development it's not unusual to find it hard to track him down to finish the work on your property. |

An important step for all buyers of new-build properties is the arrangement of a professional snag list by an independent inspector. New Home Snagging can assist house buyers to achieve the best possible finish throughout while our service is both affordable and appropriate to the size of each property. The report details a list of any unfinished work or defects which is forwarded to the developer within 2-3 days after the initial inspection. We also provide a copy for the client. Following receipt of the report our service extends to any letters, faxes or calls to assist in any discussions with the builder/developer. |

Pre-completion or Post-completion. We can help.
We are just as committed to dealing with properties post-completion. Without advice, a buyer may fail to notice problems until moving in. Its only after a proper opportunity to study your new surroundings you may discover all those unfinished areas, which you assumed would be put right, are still in evidence. Fortunately, under the terms of your warranty you should have up to two years to make a claim relating to the finish, and ten years relating to the structure of your property. |

Snag Lists - The Inspection Procedure
The inspection begins with an external examination of the roof followed by a detailed inspection of all other external elements such as doors, windows, pathways and steps. If there is a garage we will check that before proceeding to the internal inspection.
Inside the property, the assessment continues room by room, usually beginning on the topmost floor - or the attic if there is one. Each space is carefully examined with a complete checklist for floors, walls, windows & doors, storage cupboards and other fixtures. We assess the staircase, landings and the hallway until all areas on each floor have been viewed.
The final part of the inspection is an electromechanical inspection of the plumbing and electrical work, central heating and any other appliances that are considered part of the purchase.
From our observations a detailed snag list is compiled. A draft copy is sent to you for your review. Following approval, the completed report will be ready for presentation to the developer within three days. We are happy to keep track of the progress of your remedial works.
